THINGS TO KNOW:
WHEN YOU ARE PREPARING TO SELL YOUR HOME
• A Resale Certificate should be requested when your townhouse is put on the market. This is to present the financial and legal status of the association. Many offers to purchase your home will be contingent on getting this information to the potential buyer within 10 days of the tendered offer. Having this information on hand eliminates the need for a contingency and eliminates the need to rush once an offer is tendered. This resale certificate costs $50.00, which can be settled at the closing. It is suggested that copies be made for potential buyers who tour your home.
• A Lien Letter should be requested when an offer is accepted and a closing date is firmly set. This is the statement that indicates the status of the homeowner’s financial obligations with the association. This is similar to a water company or sanitation company lien letter. Like those utilities, dues and any other association fees are lienable items. This is required at closing to assure your account is in good standing and to convey the property lien-free to the new buyers. This lien letter is generally supplied directly to the closing agent several days prior to the closing date. The cost of this Lien Letter is $50.00, which also can be settled at closing.
• The Lien Letter states your financial standing with the association and is dependent upon when your dues are received by the Association. Once the closing date is set, it is time to plan the last dues payment. The Association recommends the following;
• If closing is before the 5th of the month, do not send that months dues and resolve the monies at closing.
• If the closing is after the 5th of the month, send that months payment as soon as possible. This will avoid any late payment fee and allow your dues to be posted and the lien letter to state that the dues have been paid.
• In all cases the closing agent allocates the monthly dues to both the buyer and seller based on the actual closing date.
• Dues coupons are distributed at the beginning of each year. Although it is not necessary to provide the coupon with payment, it is the responsibility of the seller to provide the unused portion of their dues coupon coupons to the buyer. Click here to download 2026 Dues Coupons.
• The seller is also responsible to provide legal copies of the current Declaration & Bylaws. Legal copies include the prothonotary page as a cover, identifying the Deed Book Volume (DBV) and Page where the documents are recorded at the Allegheny County courts. The seller is also required to provide the buyers with a current copy of the Rules & Regulations. It would be good to have a copy on hand for prospective buyers, but is necessary only at closing unless the buyer requests otherwise.
